Decisions

We have decided to go with the second agent, and list the house at $139K for two weeks and if we don't get any bites we'll drop the price to $134k, and be willing to take $130K if it comes to that. It's really hard to make these decisions. And we are limited by those stupid comps. I really did not realize how important they were, and how much they could impact the sale price of the house. Basically it doesn't matter how wonderful the inside of the house is, or what the upgrades are, if there aren't other houses close by that have sold for the amount you are asking, then the mortgage companies will not approve a loan. Period. It's one of the difficulties of having the best house on the street. And it's the reason experts always caution about over-doing the finishes and putting too many upgrades in certain houses. So we will see how it goes I guess.
